During 1996, Signature Associates was asked to submit to Trinity
Health Services (Trinity), a comprehensive approach to assist
them in renewing or relocating their headquarters and to assist
with Trinity's real estate needs systemwide. After an exhaustive
selection process consisting of proposal review and interviews
with six brokerage firms, Trinity selected Signature Associates
to be their real consultant/broker. The assignment which we
helped outline with Trinity includes:
PHASE 1 Provide Trinity with a hypothetical
financial analysis of four headquarters relocation scenarios.
Renew Existing Lease Relocate to Another
Existing Facility Build-To-Suit to Lease Build-To-Suit to Own
Signature Associates provided Trinity
with detailed, year-by-year, 10 and 15 year total cost summaries
on all four options (on both a current dollar and net present
value basis). Renewed Trinity's existing 150,000 SF lease and
assisted in the assemblage of a 60-acre site at 12 Mile and
Meadowbrook in Novi, Michigan.
