Specmo Enterprises, an aftermarket auto supplier of dashboard
instrumentation and Delphi-Delco radio systems for General Motors
auto dealerships, desired a new, centrally located, larger facility
to accommodate their growing needs. Since 1974, Specmo has grown
and evolved into the pioneer and innovative leader in the automotive
electronic instrumentation industry. With such growth, the need
for a facility to better suit their needs developed. Located
in Berkley, Michigan, Specmo also needed a purchaser for their
existing electronics technical center and administrative offices
after a new facility was found.
Specmo Enterprises enlisted Signature Associates to meet their
growing needs. Signature Associates faced the problem of finding
a properly sized building to purchase in the geographic area
Specmo desired. Using their extensive research of available
buildings and land, Signature immediately presented Specmo with
existing building alternatives, as well as new construction
options. The Signature Team demonstrated brilliant creativity
in the alternatives offered by providing knowledge about upcoming
building availabilities through lease expiration data.
Signature quickly secured a new facility for Specmo, as well
as provided assistance in contract preparation and due diligence
recommendations. However, the dedication of Signature did not
end at that point. Signature continued its relationship with
Specmo Enterprises and introduced them to their mortgage lender,
put their existing building on the market, matched the building
to a purchaser within two weeks, recommended a 1031 exchange
to transfer capital gains of the former facility without taxation,
and recommended a building contractor for leasehold improvements.
The commitment of Signature Associates paid off in a new facility
that allows for the continued growth of Specmo Enterprises as
the pioneer of automotive electronic instrumentation industry
for years to come.
