CDPA Architects, specializing in the design of City Halls, Police,
Fire, Court, DPW/DPS and other Municipal Facilities since 1961,
faced a dangerous lease expiration problem. Unsuccessful in
finding acceptable, larger office space, CDPA met with Signature
Associates only thirteen days prior to the expiration of their
lease. Their current space was too small, and they did not have
much time left to find something to meet their needs. If they
did not find the desired space in thirteen days, they would
be forced to remain in their current building for an entire
year.
Just prior to meeting with CDPA, Signature Associates was given
an assignment to sublease space for Frankel & Company in
Southfield. Their space had been on the market for six months
with little interest taken. As if the match was destined to
happen, Frankel & Companys 10,000 square foot space
fit perfectly for CDPA, and Signature was able to negotiate
the lease in less than three days. The only tenant improvements
required were to clean the carpet!
Signature Associatess knowledge of the market, client
relations, and ability to consummate a match allowed the deal
to occur. Signature assisted both sides with the lease negotiation
and CDPA moved into the space a few days prior to their old
lease expiration.
