Committed to the growth and attraction of new business to Seneca County, community leaders today broke ground on a new 120,000 square-foot spec building in Eagle Rock Industrial Park. Construction of the spec building in Tiffin is expected to generate immediate interest because of its prime location and the market’s need for industrial space.

State and local officials gathered onsite to celebrate the event, along with economic development groups and members of the business community.

The approximately $13.6 million project will include the construction of the new industrial facility, along with a public road and supporting infrastructure extending from Maule Road. These improvements will open additional industrial acreage for future development while strengthening Seneca County’s inventory of move-in-ready industrial space.

“This project is exactly the kind of investment that helps position Tiffin and Seneca County for continued growth,” said Tiffin Mayor Lee Wilkinson. “By adding move-in-ready industrial space and the infrastructure needed to support future development, we are strengthening our ability to attract new businesses, create quality jobs, and compete for the opportunities ahead.”

The new building is designed to accommodate either a single tenant or multiple tenants, providing flexibility for companies seeking between 50,000 and 120,000 square feet. The project also includes roadway, utility, stormwater, and site improvements that will open Lot 4, the final platted parcel within Eagle Rock Industrial Park, for future development.

AFLP, based in Libertyville, Illinois, completed a 50,000 square foot expansion to the original speculative building in 2024 in response to growing market demand. The company is coordinating with JobsOhio and pursuing support from the Ohio Site Inventory Program (OSIP). JobsOhio plans to provide assistance for the project through the program, which will be made public after a final agreement has been executed.

OSIP is designed to fill gaps in Ohio’s real estate inventory with real estate targeting near-term sector wins to ensure our state is more competitive for reactive site selection projects. The Regional Growth Partnership has worked closely with local partners throughout the grant application process to help position the project for success.

“The new spec building in Eagle Rock Industrial Park will bring premier industrial space that will be highly attractive to manufacturers seeking to invest quickly in Northwest Ohio. We are grateful for the ongoing collaboration with RGP, Seneca County and AFLP that will deliver a facility with power, space, logistical advantages and access to a talented workforce in Seneca County.” – J.P. Nauseef, JobsOhio President and CEO

The OSIP program has provided funding of more than $176 million toward 138 projects statewide since its inception, which represents more than 24 million square feet of spec building space developed.

The City of Tiffin is supporting the project through its Community Reinvestment Area (CRA) Program, while the Erie County Port Authority, in partnership with the Sandusky County, Seneca County, and City of Tiffin Port Authority, is providing financing support through its Capital Lease Program. Together with the OSIP grant, these development tools help reduce upfront project costs, allowing the building to be marketed at competitive lease rates while increasing its ability to attract new manufacturers and create jobs in Seneca County.

Clouse Construction Corp. of New Riegel, Ohio, will serve as the project’s general contractor, with construction expected to be completed by summer 2027. NAI Harmon Group of Toledo has been selected to market the building to prospective industrial tenants.
