Developer announces $10M mixed-use renovation of historic downtown building

A real estate developer has announced plans to transform a Superior Street building into an upscale restaurant and 19 market-rate apartments by October of next year.
Redevelopment of the building at 317 N. Superior St. will restore the original brick facade, create a rooftop patio for tenants, add 19 apartment units, have an upscale restaurant on the first floor, and eventually a basement-level speakeasy.
The historic building was built in 1897 and has undergone renovations since then, including a metal curtain wall to cover the upper floors. It was most recently used as a nightclub from 2005 to 2013.
Sylvania-based Dymarkowski Development Group bought the 36,000-square-foot, five-story building in June, 2023. The project will cost $10.3 million, and the developers have received more than $1.4 million in state historic tax credits and a $75,000 grant from the city of Toledo.
Dymarkowski Development Group is made up of brothers Doug and Paul Dymarkowski and Paul’s son Danny Dymarkowski. The family began developing properties around 2019, and Doug Dymarkowski said they “really believe in downtown Toledo” and are excited for its growth.
The building on North Superior Street is the group’s second project, and follows a mixed-use redevelopment at 20 N. St. Clair St., now occupied by residential tenants and Wild Side Brewing. The project will be a “very intense” renovation which will include an internal demolition and new electrical, plumbing, roof, and heating and air.
“What we really liked about 317 Superior is the fact that it’s right around the corner from the future Four Corners development, which will be an exciting, thriving area,” Doug Dymarkowski said. “So it’s going to be great to be a part of helping the resurgence of downtown Toledo in some small way.”
The building was purchased through a sheriff’s sale for $200,000 after it entered tax foreclosure with over $37,000 in delinquent taxes, which have since been paid. Doug Dymarkowski said they had eyes on the property for more than a year after they were unable to reach a purchasing agreement with the former owner.
The Four Corners development targets the intersection of Madison Avenue and North Huron Street. The development plan calls for 367 apartment units and retail space near the Huntington Center and Valentine Theatre.
According to the grant award from the city of Toledo, the redevelopment “represents a transformative opportunity to revitalize a historic office building into a dynamic mixed-use property.” The 19 apartments will be set at market rate and feature open-concept layouts, elevated ceilings, and modern finishes that the owners say will target young professionals and creatives.
ARK Restoration & Construction will complete the renovations as the project’s general contractor, according to a news release.
