Developer tees up large spec industrial project in Shelby Township next to Amazon

A Missouri developer who on Tuesday received state approval for brownfield financing for a Detroit development project is also working on a large speculative project in Shelby Township next to the Inc. distribution center.

Riverside, Mo.-based NorthPoint Development LLC is seeking approval from the Planning Commission on Jan. 11 to rezone the site at 23 Mile and Mound roads to industrial use to build three speculative industrial/warehouse buildings totaling 1.04 million square feet there, township staff.

Through a spokesperson, NorthPoint declined comment Wednesday afternoon.

Any development on the site would require multiple approvals from both the planning commission and township board.

The first building would be 335,960 square feet, while both the second and third buildings would be 354,151 square feet each. The site, which sits on the south side of 23 Mile Road between Mound Road to the west and Van Dyke to the east, consists of eight parcels NorthPoint owns totaling 79.3 acres.

PEA Group — which has offices in Troy, Detroit, Brighton and Washington Township — is the civil and landscape architect on the development, township staff said.

On Tuesday, the Michigan Strategic Fund signed off on $3.33 million in state tax capture to reimburse NorthPoint for things like demolition and asbestos remediation at the former Cadillac Stamping Plant at 9501 Conner ST. in Detroit near the Coleman A. Young Municipal Airport. On that site, NorthPoint is planning another spec building — one built without a specific tenant signed on to occupy it — totaling 682,000 square feet in a project estimated to cost $47.9 million.

General Motors Co. is among NorthPoint’s largest clients, along with and Tenneco, according to a source familiar with the company.

The company has developed in metro Detroit before, with four Beyond Self Storage locations in Sterling Heights, Macomb Township, Rochester Hills and Commerce Township, according to its website.
