Dick’s sports emporium, fast-fashion retailer coming to former Sears at Twelve Oaks Mall

A sports emporium, a bowling alley and a fast-fashion clothes retailer are the planned future occupants of the long-vacant Sears store Twelve Oaks Mall in Novi.
The mall’s general manager said Tuesday, May 27, that construction work already appears underway for transforming the old Sears into three new attractions: a Dick’s House of Sport, a Round1 Bowling and Arcade, and a clothes retailer from Ireland known as Primark.
Dick’s House of Sport is an offshoot of Dick’s Sporting Goods that features various playing surfaces and areas for trying out merchandise, including a climbing wall, a running track, multisport batting cages and a golf simulator.
Dick’s plans to occupy the majority of the lower level of the old Sears, according to site plans submitted to the city. It would also build an outdoor activity space with a turf field and running track, which, in colder months, would have the ability to convert to an ice rink.
Meanwhile, the upper level of the vacant Sears is to be split between Round1 and the Primark store.
The Sears at Twelve Oaks Mall closed in 2019 and the empty building is owned by Transformco, a company which owns the real estate of former and current Sears locations.
Scott Lofton, general manager of Twelve Oaks Mall, told the Free Press it is his understanding that Primark and Round1 could open in the first half of 2026, with the Dick’s House of Sport coming by the fourth quarter of 2026.
“It’s going to be quite the place,” Lofton said. “We can’t wait for them to get open.”
Representatives for Dick’s and Transformco couldn’t immediately be reached for comment May 27.
During an April meeting of Novi’s planning commission, a Dick’s representative said that they had 21 House of Sport locations in the United States and hoped to grow that number to 36 by the end of this year. The retailer’s website doesn’t list any current House of Sport locations in Michigan.
