New $80M Mixed-use Building Coming to Downtown Birmingham

Boji Group today announced the construction of a new $80 million, mixed-use building at 370 Brown St. in downtown Birmingham that will include residential units, office space anchored by JPMorgan Chase, and rooftop amenities.

The modern four-story structure, totaling 135,000 square feet, will include a first-level landscaped interior courtyard with a water feature. The pedestrian courtyard, with benches and other amenities, will help bring daylight into the building.

“We are thrilled to announce the new 370 Brown Street development project, which promises to greatly enhance Birmingham’s reputation as a premier living and working destination,” says Ron Boji, CEO of Boji Group, which was started by his father, Louie, 25 years ago. In addition, to the east of 370 Brown St., Boji Group, which has offices in Lansing and Birmingham, is building The RH Gallery at Birmingham at the southwest corner of S. Old Woodward and Brown Street. The four-story, 67,000-square-foot structure will house three levels of retail and gallery space for RH (formerly Restoration Hardware), a rooftop restaurant, a terrace, and underground parking. It is expected open in early 2025.

Saroki Architecture of Birmingham is the architectural firm for both buildings. Victor Saroki, founder and president of Saroki Architecture, says the 370 Brown Street project is designed to reflect and enhance the surrounding buildings.

“Our design was carefully integrated with the new RH building, with common vias and courtyards that enhance pedestrian movement not only for building users, but for people in adjacent buildings and the general public,” Saroki says. “We developed the design concept so all sides of the 370 Brown Street building promote access throughout our development and surrounding properties.”

The ground level and second floor, totaling more than 42,000 square feet, will include a JPMorgan Chase office that offers wealth management services and commercial banking.

Luxury residential units begin at the third level, with half of the 28 units totaling 27,000 square feet. The remaining 14 units will be housed on the fourth level. The living spaces will mostly consist of two- and three-bedroom units.

The project also includes an underground level for parking.

Atop the structure will be a 2,000-square-foot active rooftop area that will offer a water feature, cabanas, an eco-grass lawn, and grills and firepits.

Demolition activities of the existing site have begun. Project completion is anticipated for Spring 2026.
