O’Sullivan, Costco, Flint YMCA add highest new taxable values in Genesee County

Thirteen new business developments with taxable values of at least $1 million top the county’s new tax roll for 2025, part of more than $51 million in added taxable value from the largest new commercial and industrial projects.
A new Genesee County equalization report shows commercial and industrial taxable values increased more than 4% throughout the county from 2024 to 2025. Taxable values don’t equal the cost of a development but are used to calculate property taxes based on local millage rates.
A new 200,000-square-foot warehouse for John P. O’Sullivan Distributing in Grand Blanc Township topped the list at $6.8 million in taxable value. Located in the Grand Blanc Enterprise Park, the facility marked a significant expansion for the company, featuring state-of-the-art environmental technology and allowing the distributor to add to more brands to its offerings for Michigan consumers. O’Sullivan’s suppliers include craft brewers and national brands like Molson Coors.
Costco’s new store on LaFontaine Way near US-23, opened in March in Mundy Township. The company’s first Genesee County location is 152,000 square feet and has a taxable value of $5.7 million. The new store is Costco’s 18th location in Michigan, eliminating the need for shoppers here to travel to its next-closest locations in Auburn Hills or Green Oak Township.
The new Livewell on Harrison facility, which includes the headquarters of the YMCA of Greater Flint, opened late last month. It ranked third in new developments in the county with a taxable value of $4.7 million. Located at 719 Harrison St. in downtown Flint, the development cost $41 million to construct. In addition to the Flint Y, the new facility is also home to the Crim Fitness Foundation, the Hurley Physical Therapy Clinic, and 50 apartments.
A Home Depot warehouse with a taxable value of $4.3 million in Flint Township ranked fourth among new commercial and industrial properties. The 100,000-square-foot distribution center was built on 10 acres in the area of Linden Creek Parkway and Continental Drive. It was expected to create at least 60 jobs when it went through local approvals in 2023. Developer Cunningham-Limp has also overseen new development in the region for General Motors, Penske Logistics LLC, and Oakley Industries.
A new LaFontaine Ford dealership was the fifth-highest taxable value addition to the 2025 tax roll. Its taxable value is $3.9 million, and a next-door LaFontaine Lincoln dealership also added $2.2 million in taxable value. The dealerships and Costco were built on a 120-acre property that was owned by LaFontaine Automotive Group before the property was developed.
The first building in the Flint Commerce Center also added $3.2 million in taxable value to the county. Last month, Ashley Capital, which is developing the center on the site of General Motors’ old Buick City complex, hosted a ribbon-cutting ceremony, marking the full occupancy of the building by Victory Packaging and Bunzl Distribution Inc. Ashley has plans to develop the next building on the site, but isn’t currently planning vertical construction of it this year. Plans have called for Nanograf to fully occupy the second building in the center, but Ashley officials have said the company’s plans have been paused because a $60-million federal grant it was awarded in 2024 is among those under review by the Department of Energy.
