Third Wood County Amazon warehouse going up as second readies to open

As the second Amazon location in Wood County prepares to open, ground is being broken on a third Amazon warehouse.

This third Amazon site, on Oregon Road in Perrysburg Township, will likely spur light industrial development throughout the area, said Brian McMahon, president of Danberry National Ltd.

The $30 million, 200,000-square-foot warehouse is expected to employ 150 people full time and have an annual payroll of $4.64 million. Ambrose Property Group owns the building, which is on 36.57 acres on the west side of Oregon Road north of State Rt. 795, and leases it to Amazon.

Ambrose is also developing the Amazon warehouse on Fremont Pike, which is expected to open in the next few weeks.

Dan Tamanko, associate market officer with Ambrose, said the Amazon location on Fremont Pike recently received a temporary certificate of occupancy, and the interior buildout is ongoing.

The Oregon Road warehouse will be about one-third the size of the Fremont Pike warehouse, which is 600,000 square feet on 162 acres. Ambrose also developed the 145,000-square-foot Amazon delivery site at the former Southwyck Mall on South Reynolds Road in Toledo. Amazon’s Crossroads warehouse in Rossford, which opened in 2020, is 640,000 square feet.

There are two outlots next to the Oregon Road location that are ready to be developed, Mr. McMahon said.

“Amazon will be an anchor to that development and a catalyst to develop that land,” he said.

Mr. McMahon expects interest in the outlots from industries such as warehouses, logistics, and automotive.

“Toledo has been a supplier to the automotive industry for generations. As that industry looks to expand, I expect we’ll have interest,” he said.

The Ambrose industrial park on Oregon Road is named the Toledo Rail Commerce Park Southeast, Mr. Tamanko said.

“Additional acreage remains directly south of this third Amazon facility. These sites retain industrial zoning, are utility served, and have great access to the surrounding roadway network,” he said.

Mr. Tamanko praised local officials for making the development happen quickly.

“There are few places Ambrose has worked nationally that are as business friendly as Perrysburg Township and Wood County. Businesses naturally gravitate toward areas that welcome them, and ongoing development within this area is a testament to that pro-business mindset,” he said.

Mr. Tamanko would not comment on whether more Amazon developments are planned.
