Waffle House, 7 Brew Coffee, Sheetz will begin construction in Oregon this year

A Waffle House, 7 Brew Coffee, Sheetz gas station and convenience store, a housing subdivision, and an apartment complex are among the economic development highlights this year in Oregon, Ohio. The Waffle House is to be built on Wheeling Street, south of Navarre.

“They are 24-hour places, which we don’t have right now in Oregon,” Mayor Mike Seferian said.

“We have the plans approved,” City Administrator Joel Mazur said. “We don’t have a date when it will break ground, but they can do it at any time.”

Sheetz is ready to start construction at Isaac Streets Drive and Navarre Avenue, next to Mercy Health St. Charles Hospital. “It will be more than just a gas station,” Mr. Seferian said. “There will be food made in an actual kitchen.”

Across the street, on the north side of Navarre, where the Freeway Plaza was before being partially torn down, 7 Brew Coffee will be built.

“We are set to close on the property in April. We expect construction to start soon after,” Mr. Mazur said.

The Navarre Avenue Safety Improvement project, which will extend the median, U-turns, and bollard lights from Isaac Streets Drive to Coy Avenue, will go to bid soon. The first phase of the project went from I-280 to Isaac Streets Drive.

“Once it goes out to bid, construction will begin,” Mr. Mazur said. “Not only will it provide new amenities, but it will help beautify our main commercial corridor on Navarre Avenue.”

The town center project, a multi-phase development that will provide a mix of residential, commercial and public spaces, will continue this year, most notably with the development of commercial buildings at the old Kmart property on Navarre Avenue.

“We don’t have site plans yet for the buildings, but we’re expecting them at any time. Then it will go through our architectural review committee,” Mr. Mazur said. The developer, River Rock, is expected to break ground in the spring.

River Rock has not yet disclosed the names of the businesses going in.

“They plan to have some commercial buildings completed and open for business this year,” Mr. Mazur said.

“They have at least two commitments,” Mr. Seferian said. “They will start some foundation work in early spring.”

The development of a new housing subdivision and apartment complex will also continue as part of the town center project. The subdivision, which will feature 36 single-family houses, will be located on the back side of the former Kmart site to the south of Pickle Road. Up to 10 houses have already been built.

Construction of the 203-unit apartment complex is planned north of Pickle Road and west of the housing subdivision.

“It will likely start in early spring,” Mr. Seferian said.

A proposed $2 billion data center at Corduroy and Wynn roads in the city’s industrial park has not yet completed its due diligence, Mr. Mazur said.

“They want to make sure everything they need is available to build out the site. But if everything pans out, which we believe it will, we will be closing on the property this year,” he said.

“We’ll have an announcement very soon on the data center,” Mr. Seferian said.

Plans call for the construction of eight buildings at the site.

“This is great for the city and the community because it provides a large influx of tax revenue for not only the city, but the school system as well,” he said.

The data center buildings will house computer servers for use by large tech companies, Mr. Mazur said. Companies like Google and Amazon could be among the clients.

The site is attractive to a data center because of its access to power and large transmission lines.

“The data center would be used for cloud computing and artificial intelligence. So it’s important they have redundant power sources to these sites because they have to be running all the time,” he said.
